New Home Prices for Mariposa County, CA: Size vs. Cost

Real listed prices for new homes from Yosemite Homes, compared by size and price per sq ft, for buyers in Mariposa County, CA, plus a regional benchmark.

11/2/2026

If you own land in Mariposa County, or you're looking for some, one of the first questions is simple: what does a new home actually cost? This post lays out real listed prices from Yosemite Homes, compares them by size and by price per square foot, and puts them next to a government benchmark for the western U.S. Yosemite Homes is based in the Jamestown area of Tuolumne County and helps buyers put new homes on land they own.

The prices, side by side

These are the prices shown on Yosemite Homes' public site this week. All five are built by Clayton Sacramento.

Carmel 12441B: 1 bed, 1 bath, 521 sq ft, $91,900 (about $176 per sq ft)

Carmel 13441B: 1 bed, 1 bath, 579 sq ft, $95,900 (about $166 per sq ft)

Carmel 13482C: 2 beds, 1 bath, 632 sq ft, $100,900 (about $160 per sq ft)

Rising Sun (Tempo series): 2 beds, 2 baths, 1,041 sq ft, $127,900 (about $123 per sq ft)

Fairpoint 27543F (in inventory, Jamestown): 3 beds, 2 baths, 1,458 sq ft, $171,900 (about $118 per sq ft)

Price per square foot is simply the listed price divided by the square footage, rounded. These are home prices from the site; prices can change (several Carmel models went up $2,000 to $3,000 recently), so confirm the current number with the office before you plan around it.

What the comparison shows

Smaller homes cost more per foot. The Carmel 12441B is the lowest total price on the list, but it has the highest price per square foot. That's normal: every home needs a kitchen, a bathroom, a roof and a chassis no matter how small it is, so those fixed costs get spread over fewer feet. If you're weighing a small home against a mid-size one, look at both numbers.

Going up in size can be good value. The jump from the Carmel 13482C (632 sq ft, $100,900) to the Rising Sun (1,041 sq ft, $127,900) adds about 400 square feet and a second bathroom for $27,000. The Fairpoint 27543F adds a third bedroom and more than 1,400 square feet total, and comes in at the lowest price per square foot of the group.

Inventory homes can move faster. The Fairpoint 27543F is an inventory home in Jamestown, listed at $171,900 with 3 bedrooms, 2 baths and 1,458 sq ft in a 27'x54' layout. Ask the office about timing if you want to be in sooner.

A regional benchmark

How do these numbers stack up? The U.S. Census Bureau's Manufactured Housing Survey tracks the average sales price of new manufactured homes by region. For the West Census Region, which includes California, the average for all new manufactured homes was $154,800 in May 2026. That figure mixes every size of home sold across the region, so it's a rough yardstick rather than an exact match. Even so, it gives you a sense of where each home on the list sits: the Carmel models and the Rising Sun come in below that regional average, and the three-bedroom Fairpoint comes in above it.

What the price doesn't cover

A home price is not the whole cost of living on your land. A Mariposa County parcel may need a driveway, grading, a well or water hookup, septic, power, a foundation, and county permits before the home arrives. Those costs depend on your particular site, so get them estimated separately. We covered what goes into a home price in an earlier post; here, the point is to compare the homes themselves on even terms.

Getting a home onto a rural, hilly parcel takes planning. One customer wrote: "We were worried that they wouldn't be able to get our home to our property, but they brought it up the hill seamlessly." You can read how a project runs from start to finish on the Our Process page.

How to use these numbers

  • Pick two or three homes that fit your household, not just your budget.
  • Compare total price and price per square foot for each.
  • Get your site costs estimated so you can compare complete budgets.
  • Ask whether an inventory home could save you time.
  • Confirm current prices with the office before you decide.

Floor plans can sometimes be customized, too. Another customer wrote: "They helped me make changes to the floorplan and customize the home." Changes can affect the price, so ask for an updated number with any changes you make.
