What's in a New Home Price in Calaveras County, CA background

What's in a New Home Price in Calaveras County, CA

Buying a new manufactured home in Angels Camp or Calaveras County? See what Yosemite Homes' project price can cover and what to ask before you buy.

10/26/2026

If you're pricing a new manufactured home for a lot in Angels Camp, Copperopolis, Mokelumne Hill or anywhere else in Calaveras County, the number on a floor plan is only part of the story. Getting a home onto foothill land means delivery, a foundation, permits and often some site work. Here's how Yosemite Homes in Jamestown explains what goes into a total project price, so you know what to ask for when you compare quotes.

The home price vs. the project price

Yosemite Homes lists prices for the homes in its catalog. For example, the Fairpoint 27543F, an inventory home in Jamestown, is listed at $171,900 for 3 bedrooms, 2 baths and 1,458 sq ft in a 27'x54' layout. The Rising Sun from Clayton Sacramento's Tempo series is listed at $125,900 for 2 bedrooms, 2 baths and 1,041 sq ft, and the compact Carmel 12441B is $89,900 for 1 bedroom, 1 bath and 521 sq ft.

Those are home prices. When you put a home on your own land, the total is bigger. In its FAQ on the Our Process page, Yosemite Homes says the total cost may include the home, delivery, installation, foundation and permits, along with work specific to your property. That's why it's worth asking any dealer for a total project number, not just the price of the house.

What a Yosemite Homes project can cover

Based on what Yosemite Homes publishes on its site, here's what a project with them can include:

  • The home and its standard features. The FAQ says each floor plan includes a set of standard features, and customers can make changes to the floor plan.
  • Delivery and installation. Getting the home to your property and set up is part of the total project, which matters on hilly foothill parcels.
  • A foundation. Yosemite Homes says its typical foundation is a pit set foundation with a full slab and drain.
  • Permit and inspection coordination. The company coordinates permitting and inspections as part of its project management. Note that handling the permit application itself is available for an additional fee.
  • Site evaluation. Yosemite Homes charges a $500 site evaluation fee and says it's fully credited toward your build if you move forward with them.
  • Project management. The company says it provides full project management, from early planning through installation and completion.

What depends on your land

Some costs can't be known until someone walks your property. Yosemite Homes says site work depends on the condition of the property and the scope of the project, and may include grading, excavation, foundation work, utility connections, septic, a well and driveway access. The team reviews the property and spells out what's included in your project proposal.

The FAQ also notes that garages, decks and porches depend on site conditions and local codes, and that the home's wheels and tires go back to the supplier after delivery. On timing, the company says that once permits are in hand, it takes about 30 days in a park or about 60 days on land.

Getting a home up a steep road is a real concern in the foothills. One Yosemite Homes customer, Janet Alexander, put it this way on the company's site: "We were worried that they wouldn't be able to get our home to our property, but they brought it up the hill seamlessly."

County permit fees in Calaveras County

Permit fees are set by the county, not the dealer, so check them early. The Calaveras County Building Department fee schedule, effective August 8, 2026, lists a Manufactured Dwelling permit with a base fee of $1,627.00, with $813.50 due at submittal. It also lists a Calaveras Consolidated Fire fee for manufactured homes of $0.68 per square foot of living area. The county notes that all fees are estimates and only include the major fees tied to a permit, so confirm the current total with the Building Department for your parcel.

Questions to ask any dealer

When you compare quotes, ask each dealer to put these in writing: Is delivery included, and to my exact address? What kind of foundation is included? Who handles the permit application, and is there a fee? What site work is included, and what's an allowance? Is there a site evaluation fee, and is it credited back? Clear answers to those questions make it much easier to compare one quote against another.
